1. Estimates and Painting Scope of Work

Note on Estimates:

Estimates are not fixed-price quotes. All estimates provided are approximates and may be subject to change based on final scope of work, material costs, and unforeseen project requirements.

  • Market-Driven Costs: Prices are based on current market conditions and are subject to change due to variations in raw material costs or supply chain disruptions.
  • Transparency Commitment: We will inform you of any price adjustments before finalizing any commitment.
  • Scope of Work: We will perform services explicitly described in the estimate. Additional services will be quoted separately.
  • Written Approval: Any changes to the scope of work must be agreed upon in writing (email or text) by both parties before work proceeds.

2. Project Timeline, Payment & Terms

Project Timeline: Estimated Start Date is TBD upon contract signing. Timeline is an estimate and subject to delays due to weather or site issues.

Deposit RequirementFor projects over $5,000, a 10%-15% deposit may be required prior to the commencement of work.
Interval PaymentsWe may require interval payments aligned with the percentage of work completed to the total job cost.
Final PaymentThe remaining balance is due upon project completion and client satisfaction, following the final walk-through.
Accepted MethodsCheck, Cash, PayPal, Venmo, Bank Transfer, and Zelle.
Fraud PreventionWe do not accept overpayments or requests to forward funds. We never ask for payment via gift cards or crypto.

3. Client Responsibilities

  • Preparation: Client will remove valuables, breakables, and small furniture from work areas prior to Start Date.
  • Utilities Access: Client will provide access to water and electricity at no charge.
  • Completion: Client agrees to perform a final walk-through within 24 hours of notification. Final payment is due immediately after walk-through.

4. Detailed Painting Scope of Work

Specific processes for Interior, Exterior, Trim, and Washing.

4.1. Interior Painting Scope of Work

A. Preparation (Critical)

  • Protection: Floors covered; furniture moved/covered.
  • Cleaning: Surfaces wiped or lightly sanded.
  • Sealing: Gaps caulked; minor cracks/nail pops filled. (Large repairs extra).
  • Priming: Bare wood or repaired areas spot-primed.
  • Masking: Hardware masked off.

B. Painting & Cleanup

  • Application: Pro brushes, rollers, or spray equipment.
  • Coats: Two (2) finish coats for full coverage.
  • Sheen: Typically Satin (Walls), Flat (Ceilings), Semi-Gloss (Trim).
  • Cleanup: Daily debris removal; furniture returned.
  • Walkthrough: Conducted with client to ensure satisfaction.

4.2. Exterior Painting Scope of Work

A. Preparation (Durability)

  • Power Washing: Remove contaminants; allow drying time.
  • Scraping/Sanding: Failing paint removed to sound surface.
  • Gap Sealing: Wood joints sealed with exterior-grade caulk.
  • Priming: Bare wood or weathered areas primed.
  • Protection: Landscaping and walkways masked.

B. Painting & Cleanup

  • Application: Spray/Roll/Brush with back-rolling for penetration.
  • Coats: Two (2) finish coats of exterior paint.
  • Reinstallation: Shutters/fixtures reinstalled.
  • Cleanup: Paint flakes collected; debris removed.
  • Paint Used: We trust Sherwin Williams Duration.

4.3. Trim Work & Repair

  • New Install: Precision cutting and fitting.
  • Restoration: Rotten trim patched or replaced.
  • Prep: Surfaces sanded; nail holes filled.
  • Painting: Bare wood primed + 2 finish coats.

4.4. Power Washing

  • Assessment: Pressure determined to avoid damage.
  • Washing: Environmentally safe solutions applied.
  • Protection: Plants protected.
  • Drying: 48-72 hours allowed for drying.
